Heronbrook Manor House would be, according to its new agents Fine & Country, “perfect for someone who loves to entertain”.

They are not joking. From its stunning contemporary bar in the family/games to the outdoor spa and patio with hot tub, designer seating and dining areas, it is a great place for partying.

And an ingenious wine cellar means that glasses will never go empty.

The house, which is in Bakers Lane, on the outskirts of the village of Lapworth and close to Knowle, is not quite as old as its name might suggest.

The five-bedroom detached residence, which sits in 5.5 acres of landscaped grounds, was built only 10 years ago.

The vendors bought it when it was new, impressed by its unusual look and grand feel.

It also gave them the scope they needed to redesign the interior as they wanted.

The result is something that is luxurious and modern with eye-catching features in almost every room, even the bedrooms.

“On one side of the entrance hall, at the rear, we created a large games room by putting in a bar and a pool table, while to the front there’s a fully fitted study,” explained the owner.

“On the opposite side of the hall, there’s a cloakroom and a formal dining room.

‘‘To the back of the house is a vast living space which incorporates a lounge area, the kitchen, and a curved breakfast nook with bench seating and a large circular table.

“To one side of the lounge area there is also a family room; we opened up access to it from the lounge area by taking out the door, altering the wall and putting in a feature fish tank.”

Even the entrance hall has some decorative drama with oak flooring and beautiful central fireplace.

The kitchen contains high quality solid oak bespoke units and black granite worktops while the dining nook has a futuristic feel with its padded silver wall covering and seating.

It is supported by a fully air-conditioned utility and boot room.

Upstairs all five of the bedrooms are doubles (some of them are so large they should be called triples or even quadruples) and have en suite facilities

“The master bedroom, which has a Juliet balcony, occupies nearly half of the house and includes a large dressing room where we replaced the original fireplace with a beautiful solid marble one,” said the owner.

“We have accommodated guests very comfortably. One guest bedroom opens to a roof terrace.”

Another feature of the house is a detached four-car garage. It has a large roof space above which could be converted to a gym with a shower and a sauna.

The extensive gardens and grounds face south and are surrounded by nature with rhododendrons and laurel.

The front garden covers three quarters of an acre with shrub borders and mature evergreens.

There are another five acres to the back and sides with a badger sett at the edge of the boundary. Beyond this there are unspoilt views across woodland and fields.

“The entire garden was landscaped to include expanses of park-like grass with trees and woodland, as well as a large entertaining area, which can be accessed from the games room, family room and lounge,” added the owner.

“The entertaining area includes a Jacuzzi spa recessed in the decking, a barbecue area with a built-in kitchen, and a low wall, which provides seating for more than 50 people.

“It also has water features and palm trees. External electric points in the grounds allow entertaining on a grand scale. For a birthday, we had a marquee, a bouncy castle and fireworks, which was wonderful.

‘‘The house is in a peaceful, quiet position and very private, while our neighbours are very friendly and helpful,” said the owner.
