£250,000 is being invested in a new pub-restaurant at Moseley Park in Wolverhampton Business Park.
The development could create more than 20 jobs.
Moseley Park, formerly a Beefeater, will be converted to a Brewers Fayre.
The move is a result of customer profiling.
A Brewers Fayre, offering more casual dining, is thought to be better targeted locally.
The pub-restaurant is due to reopen in September.
The pub, situated off Junction 2 M54, close to the M6, includes a 60-bedroom Premier Travel Inn, which will be extended to add 20 bedrooms.
There will also be a meeting or private function room catering for groups of up to 50.
Moseley Park's new general manager James Latham said: "The new concept is designed to attract a range of customers."
Brewers Fayre operates over 400 UK pub restaurants.
It is part of Whitbread whose other brands include Costa, T.G.I. Friday's and David Lloyd Leisure, along with a strategic investment in Pizza Hut (UK).
