What is claimed to be the Midlands' first property podcast has hit the web, offering advice to would-be buy-to-let investors.

Crosby Homes (Special Projects) has joined forces with Heart FM (Chrysalis) to launch a free audio guide on how to go about becoming a property landlord.

The podcast, which is being promoted on-air, is downloadable from the Heart FM website.

As well as getting impartial, practical advice, listeners will also get the chance to win £1,000 to spend in Selfridges.

Crosby, which is well known for its high-quality luxury property developments across the Midlands, having pioneered city living in Birmingham, is one of the first regional advertisers to use the media in this way outside London.

Mark Jones, Crosby's marketing manager, said: "With pensions and alternative schemes currently under more scrutiny, an increasing number of people realise that investing in property can be an attractive proposition with very appealing returns.

"This marketing first is all about guiding would be buy to let investors through what they see as a potentially lucrative but daunting process. With over £1 billion to £2 billion of apartment sales in Birmingham alone - we've got a vast knowledge of 'buy to let', something we're keen to pass on.'

"A big percentage of Crosby purchasers are investors, so we came up with the idea of a podcast, which can be downloaded freely on to a pc, iPod or MP3 Player and stored, to provide people with information and advice."

The podcast talks potential investors through everything they need to consider when buying rental property, such as buy-to-let mortgages, how to choose the best location and the responsibilities of a landlord.

"What's nice about it is that it's informative and educational for the listener - it's not a ten-minute radio commercial.

"It's a simple guide to buy-to-let and offers impartial advice on what you need to know if you're considering investing in property."
