Lambert Smith Hampton has acquired the freehold of an office building in Meriden on behalf of clients of Henderson Global Investors.

The commercial property consultancy's Sheffield office acquired Building 2020, a 15,440 sq ft office building on Meriden Business Park from developers Eastlake Developments for #2.3 million.

Completed in 2002, Building 2020 is located next to the A45, equi-distant between Birmingham and Coventry.

The ground floor is presently vacant, while the first floor is let to Xerox, the document company. Lambert Smith Hampton's Birmingham office and D&P Holt of Coventry have been retained as joint agents to market the ground floor space of 7,700 sq ft at a quoting rent of #16.50 psf.

Ross Bendall, director and head of office agency at Lambert Smith Hampton's Birmingham office, said: "Building 2020 has all the benefits of a business park location, but at a rental cost which is 25 per cent lower than the nearby Birmingham Business Park and other more expensive M42 locations.

"As the occupancy of Xerox already proves, Building 2020 is ideally suited to become a regional sales base or administration centre for a national company. It is easily accessible from the motorway network with 80 car parking spaces."
