Regeneration partnership PxP West Midlands has begun demolition and enabling work on a 23 acre site that is set to be transformed into a new industrial estate.

The Excelsior Industrial Estate, off Cakemore Road in Blackheath, was acquired last year by PxP - a joint venture partnership between Advantage West Midlands (AWM) and investor and developer Langtree and has since been working with Dudley Metropolitan Borough Council and the Police, Fire and Rescue Service to bring the site back to life.

The demolition and enabling work is currently underway to prepare the vacant half of the site for future development and PxP is working with its design and project team to be in a position to submit an outline planning application for a new mixed-use development later this year.

Mark Stapleton, managing director of PxP West Midlands, said: “Excelsior Industrial Estate is in an area that has been a hotbed of traditional industrial activity, but it has been in decline for several years. A number of other industrial premises lie all along Cakemore Road, opposite this site, but there is also a strong residential community here, so there is a diverse mix of uses present in the local vicinity. Our plan is to work with our partners to create a vibrant mixed-use development that serves the local community for many years to come.

“While the enabling works to clear the dilapidated area of the site are continuing at a pace, our design team is currently working on a concept that will include high quality employment space to attract much needed new skilled jobs to the area. This type of development will complement, rather than compete with the various industrial premises that lie opposite the site and it will create a different type of employment offer for local people.”
