St. Modwen and Persimmon Homes have submitted proposals to create a new neighbourhood as the first phase of built development at the 470 acre Long Marston development.
Having already received outline planning consent, this first phase will provide 284 homes, a central square with a community centre and convenience store as well as a sports pavilion and pitches, children’s play area, 14 full size allotments, public open areas and car parking.
The plans follow local public consultation and have been designed to transform the former Ministry of Defence site into a new community that will provide housing and facilities as well as around 500 jobs.
The proposed housing includes 115 affordable houses and also a further 28 homes which will be prioritised for those working on the estate. A further planning application has also been submitted proposing the permanent construction of the Greenway cycle and footpath extension running one and a quarter miles from north to south through the whole of the Long Marston development. The route will link with the existing Greenway, a five mile path that runs to the north of the Long Marston site and leads to Stratford upon Avon. Open to the public all year round, the Greenway could be open by the end of 2013.
David McGing, land director for Persimmon Homes South Midlands, said: “We are very excited about our proposed development with St. Modwen, which will not only bring a range of much needed quality yet affordable new homes to house-hunters in and around Long Marston, but will also provide a great deal of skilled employment to the area with up to 80 permanent jobs being created.”
Richard Hickman, planning manager for St. Modwen, said: “Our proposals with Persimmon have been developed following public consultation and pre-application discussions with the local authority.
“They are set to create a unique community providing high quality houses and apartments alongside a wide range of recreational facilities. The development will complement the broader redevelopment of the Long Marston Estate and bring this site back to life, creating more jobs and amenities for this part of Warwickshire.”
Around 500 people already work at the 470 acre development, which is located roughly six miles south of Stratford-upon-Avon town centre and adjacent to the B4632 (formerly the A46) Campden Road. In 2009, St. Modwen received outline planning permission for a mixed-use scheme, incorporating leisure and housing uses, and detailed planning permission for retention of the 80,000 sq m (861,120 sq ft) of employment space.
Planning permission is also in place for retention of the rail storage and restoration facilities, as well as a rail-based leisure attraction.
