A derelict former factory in the Jewellery Quarter is set to be turned into a new boutique hotel.

The listed building, at 26 Frederick Street, dates back to the 1860s but is currently vacant and parts of it have fallen into an "appalling" state of disrepair, according to newly submitted plans.

Mosaic Pub & Dining, which last year converted Vertu into The Button Factory next door to the application site, is also behind these latest plans.

The company initially lodged an application during the summer to convert the three-storey former goldsmith building into a restaurant but it has since gone back to the drawing board and come up with new designs.

It plans to demolish unsafe parts of the complex and convert the Grade II-listed building and its rear yard into a hotel with 15 bedrooms.

Mosaic operates predominantly in the South East but earlier this year it refurbished the former Fiddle & Bone in Sheepcote Street to create The Distillery.

It also operates The Old Coffee Tavern in Warwick.

Documents accompanying the new planning application said: "Bringing the building back into economic use will secure the necessary and overdue repairs.

"The public benefit of having this building brought back into active use after so long far outweighs any harm to the interior of the building necessary to effect that new use.

"The outbuilding, subsequently linked to the main building, is in an appalling state, to the point of being dangerous.

"It is proposed to rectify this by lowering the walls to a height at which safety is not compromised.

"This will allow the owners to make the site safe and give time for consideration of how the rear wing might be used in future.

"A report concludes the structure is too far gone to allow for repair and that partial demolition is the only available option conducive to the safe use of the premises."
