With the region's highest take-up of commercial space over the past five years, the popularity of the M42 corridor continues to grow.

Many financial and IT based companies are attracted to the area and this has resulted in a steady increase in lettings - peaking at 240,000 sq ft in 2007.

The latest high-profile letting sees Convergence Group, a specialist collaboration of key business partners and suppliers delivering customer communications solutions, moving from its base in Warwick to occupy 5,248 sq ft of space at One Cranmore Drive.

This follows a 27,000 sq ft letting to MWH UK and Eden Currie at Pegasus House, and just under 5,000 sq ft to Gemstone Financial Management at One Cranmore Drive.

Occupiers are attracted by the combination of premium office space offer in attractive surroundings with excellent access to Solihull, Birmingham and the regional motorway network.

And, according to letting agents, the move to One Cranmore Drive signifies a growing trend in businesses looking to take advantage of quality out-of-town accommodation.

GBR, DTZ and GVA Grimley all report continued interest in the M42 corridor market, with many potential occupiers keen to take advantage of the flexible opportunities on offer from Greenhills Asset Management.

Adrian Griffith, of GVA Grimley, summs up the advantages, saying: "The leasing packages available at One Cranmore Drive are extremely competitive and coupled with the opportunity of taking a flexible amount of space, amounts to an attractive proposition for companies looking to relocate.

"There is no doubt the building offers excellent grade A space but the added facilities and treatment of their tenants are what makes the difference at One Cranmore Drive.

"Greenhills understands that in the majority of cases the primary function of the company relocating is not property related."

His upbeat assessment is echoed by new occupier Neal Harrison, managing director of the Convergence Group, who says: "One Cranmore Drive was a perfect fit for us as a growing company looking to upgrade to new premises. Occupying space at a high-quality HQ Building was important to us as a company, and the flexibility on offer at One Cranmore Drive was ideal for us.

Other pluses for occupiers includee the on-site courtesy car that can be used to collect and dispatch staff members from Solihull train station.

Other innovative ideas include an intranet system, which can be used to make lunch orders or book to have your car cleaned while at work. All of which helps to explain why agents like Mr Griffith are so positive about the letting potential.

"Convergence Group's letting of 5,248 sq ft of space is indicative of the market so far in 2008," he says.

"We are generally seeing deals anywhere below the 10,000 sq ft mark. In light of this, Greenhills is reacting to the changing needs of business by offering to split the available space into flexible packages and adapt them to the needs of a particular organisation."
