Birmingham's 45 Church Street development has secured its first pre-let to house the Birmingham office of property consultants King Sturge.

The 16,704 sq ft deal has been agreed on a15-year lease to include five car parking spaces.

The brand new 124,000 sq ft building - due to complete in September this year -is located in the traditional heart of Birmingham's professional and financial services business district.

With an imposing corner entrance on Church Street/Cornwall Street, 45 Church Street will incorporate scenic lifts with views across the city and a double-height reception with roof terraces on levels three and ten.

Quoted rents for the development - owned by standard Life Investment Funds - are now confirmed at £32.50 per sq ft, with car parking at £3,000 per space.

Looking forward to the big move is Ian Cornock, managing partner of the Birmingham office of King Sturge, who says: "We are delighted to be moving into this landmark building while remaining in the central business district of Birmingham.

"We will not only have the extra space we need to support the growth of our business but, by being in such a high-quality building, it will only help to further enhance our profile in the city."

David Tonks, of joint letting agents DTZ, says: "This deal is a great endorsement of the building from a respected name in the property industry.

"Agents are obviously very experienced in being able to judge the calibre of a building and therefore this early commitment from King Sturge underlines the confidence we have in the quality of 45 Church Street. "We believe that it fulfils the demand from professional occupiers seeking to enhance their identity and profile with flexible and cost effective grade A space between 10,000 sq ft and 40,000 sq ft."
